Survey of the Mississippi River made under the direction of the Mississippi River Commission. Chart number 71.

DESCRIPTION: Large, very scarce, rolled survey chart or map of the Brilliant Point and College Point portions of the Mississippi River from 1894. Coverage on this antique map stretches across St. James Parish and documents numerous plantations, cultivated fields, and individual land holdings, including many with French surnames: Bonnecaze, Dernier, Bourgeois, Braud, Fabre, and Plaisance.

An inset index chart identifies the area as belonging to the Brilliant Point and College Point stretches of the Mississippi River, but may be more familiar as that portion of the river between Baton Rouge and New Orleans that includes the area near St. James, Louisiana and Oak Alley Plantation. No copy of this chart or any from the series are currently known to be available for sale.

On the North bank of the Mississippi are 3 towns: College, Donnelson, Wilton, and Hester; a race track, Jefferson College, and Sacred Heart Convent, Numerous plantations are mapped including St. Belmont Plantation, Homestead Plantation, Oneida Plantation, Uncle Sam Plantation, Wilton Plantation, Helvetia Plantation, St. Rose Plantation, St. Michael Plantation.

On the river's South bank lies St. Emma and a settlement referred to as "Free Town". Identifed plantations on the South bank include Oak Alley Plantation, St. James Estate, Felicite Plantation, St Joseph Plantation, Home Place Plantation, Jefferson Plantation, Pikes Peak Plantation, Cabanocey Plantation, Rich Bend Plantation, Bonsecour Plantation, M.B.C. Plantation, St. Cecile Plantation, Sydney Plantation, La Pice Plantation, and St. Claire Plantation.

CONDITION: Fair. Age toned uniformly. Fragile paper- laid to linen long ago- probably saved the chart. Edges very ragged with some splits. Bottom right ragged into the neatline with some loss in blank area of the chart. 99 percent of the surface area is quite nice… away from the bottom right corner. Will frame nicely.

The centerpiece of this vision was the Wilson Dam, a hydroelectric marvel that would provide cheap, abundant power to fuel the growth of industry. <br><br> Sensing an opportunity, New York City developers Howell and Graves began heavily promoting Muscle Shoals as the "City of Unlimited Opportunity." This advertising brochure, circa 1925, with a rare birds-eye view map showcases their grand plans. The map, which stretches from Seven Mile Island to the Wilson Dam, depicts a thriving industrial landscape, with the Tennessee River winding majestically in the background. <br><br> At the time, nitrate plants were the region's biggest employers, and the promise of readily available electricity was expected to lure even more manufacturers to the area. Howell and Graves themselves invested heavily in the city's future, constructing the first City Hall, homes, and the Howell and Graves Jr. High School, which still stands today as a Board of Education building. <br><br> However, the grand vision for Muscle Shoals was not to be. Much of the infrastructure built by Howell and Graves went unused as the Great Depression stifled the city's growth. The promised industrial boom never materialized, and Muscle Shoals settled into a quieter existence. <br><br>

The Royal Park addition was one of the earliest planned developments in Palm Beach, Florida, developed starting around 1908, three years before Palm Beach was incorporated, in 1911. Royal Park was developed by Elisha Newton "Cap" Dimick, Palm Beach's first mayor, and early developers who had previously worked on the development of the Palm Beach Inn (later known as The Breakers hotel). <br><br> Dimick and his business partners marketed Royal Park as an exclusive residential community, featuring large lots, ocean to lake access, and Mediterranean Revival style architecture. In 1913, Lewis Henry Green, a wealthy Mexican-born real estate agent and investor from California, started working for the Royal Park subdivision in Palm Beach, Florida. He employed a game plan of splashy advertising, auctions, and prize giveaways for buyers. Green's dubbing of Royal Park as "the Millionaire's Playground" sparked significant interest in the development. <br><br> Tours of the "playground" were handled by W.E. Watson, a businessman who helped promote the project with two 24-seat vehicles that made the rounds. Green offered prizes daily at afternoon auctions held three days a week on Royal Palm Way, opposite the new bridge. At the first auction, 600 to 800 people attended, buying lots at around $375 each. <br><br> Royal Park sold out by 1917. Completed and settled a year later with eclectic bungalows, gabled Victorians, and front-porch cottages, the subdivision's burgeoning prominence would shift the town's center southward, paving the way for the 1920s dawn of Worth Avenue.
